In 2018, London MEP was entrusted by Joseph Homes to spearhead the comprehensive Electrical and Mechanical works for this visionary project aimed at rejuvenating Balham. Comprising 71 units, including stylish apartments, duplexes, and penthouses, the Tramyard represented a significant undertaking, with the MEP project valued at approximately £2.5 million.


Our meticulous approach ensured the successful delivery of essential services intake, plant room setup, distribution infrastructure, and installation of services across all apartments. With a steadfast commitment to quality and innovation, London MEP played a pivotal role in bringing the Tramyard to life, contributing to its status as a landmark development in the Balham landscape.

Challenges


Tramyard Apartments was a flagship project for London MEP. Known as 'Balham High Road', this was the company's first major project and presented a challenge for the entire team.


To deliver the project, LMEP undertook an intensive recruitment exercise to find the best possible labour for the project, at a time when there was not a substantial labour force available.


The evolving scope and nature of the project meant that key items such as drawings posed a challenge. This necessitated close liaison between LMEP and the designers to identify service clashes and other issues which would prevent us from progressing.


Successfully integrating the MAOV (Manual Automatic Opening Vent) system posed another challenge. It entailed a sophisticated push-and-pull mechanism along an extensive corridor MAOV shaft. Based on smoke detection, it would seamlessly activate either a push or pull movement toward one end. This innovative system, while relatively new at the time, demanded thorough understanding and implementation, adding to the project's dynamic and forward-looking aspects.


Additionally, collaboration with a company called Kone, responsible for lifts and access control, posed its own set of challenges. Both companies were learning to navigate their systems, adding to the complexity of the project.


Furthermore, Joseph Homes considered Balham High Road a flagship project of their own in a new sector. London MEP provided consistent guidance and support in making this project a success.
