Formerly known as Locksley D, Chris Braithwaite House, was one of five projects undertaken for Tower Hamlets to provide new housing on sites across the borough, comprising 135 affordable homes on infill sites within existing estates.
The development, situated in Limehouse provides 17 affordable flats for social rent overlooking the Regent’s Canal. The building, located next to the Locksley Estate, optimises use of the complex brownfield sites.
The building was designed with an architectural treatment that deliberately acknowledges the industrial heritage of local canal and railway structures.

Challenges
Developments like Braithwaite House pose several inherent challenges. One significant hurdle was the division of M&E (Mechanical and Electrical) packages between two separate contractors. LMEP was tasked solely with the Electrical package, while another contractor handled the Mechanical aspects. Coordinating the overlapping M&E services and integrating their systems proved to be complex. The Life Safety systems' requirements demanded meticulous attention from LMEP. We worked hard as a team to support our client in resolving these issues, leading to the project being delivered successfully, despite it being a challenging endeavour. - Craig Winters, Divisional Manager
